The Significance of Malibu Foreclosures ? Real Estate ? Selling ...

the-practice-of-corporate-law.jpg

Malibu foreclosures represent the similarities Malibu shares with the national real estate climate, though on a much grander scale. High-value properties are generally impacted more by fluctuations in the market, reflecting what might be construed as previously inflated prices. Comparable properties sharing the same characteristics as a Malibu foreclosure can lead buyers and investors to conclusions on a listing?s potential value. Foreclosures are good opportunities for investors and new residents to break into the Malibu real estate market at record low prices. Although it may be enticing for a buyer to pursue Malibu foreclosures on their own accord, consulting a realtor with experience in the area is beneficial. Buyers who are working with an experienced agent will gain insight on market trends and neighborhood demographics they would not otherwise have acquired.

Malibu foreclosures are a reality of the times, though there are fewer foreclosures in Malibu than harder hit regions of the continental United States. Malibu is home to some of the most desired real estate on the globe, representing the ultimate in luxury and lifestyle. Malibu foreclosures give buyers an opportunity to dive in at a fraction of the price and enjoy the prestige and comfort of a Malibu address. Foreclosures turnover fairly quickly due to their inherent discounted price, so buyers hoping to land a property should be willing to offer strong and early. Cash offers are popular for properties in a state of foreclosure, because it represents an immediate recuperation of funds. Offers on Malibu foreclosures need to be appropriate for the selling party?s demands to ensure it moves without delay and extensive negotiations. Recognizing a strong offer and weighing it against any repairs that might need made before taking residence are imperative to coming out on the po sitive side of a Malibu foreclosure agreement. The competitive nature of the Malibu real estate market should lead any buyer to assume they are not the only party in pursuit of a property.

Closing on Malibu foreclosures involves some negotiation tactics and knowledge of the purchasing process. Realtors who are working in Malibu as specialists on foreclosures should have extensive experience working with the parties commonly involved in a foreclosure. Without the appropriate amount of experience dealing with Malibu foreclosures, agents may not be able to procure an agreement with the selling party that works in their client?s favor. In addition to their skills in closing on Malibu foreclosure properties, real estate agents may be advocates for sellers who are facing a foreclosure situation. Getting out of a property before it hits the level of foreclosure can be critical to a homeowner?s prospects of owning again. Agents who work with short sales should be able to assist sellers in getting their property moved before the short sale becomes a Malibu foreclosure.

U.S. Fiscal Cliff: Republican leadership softens stance on tax rates

The Fiscal Cliff negotiations are showing signs of progress after the weekend brought an offer from GOP lawmakers to allow tax rates to rise on those making more than $1mn; President Obama had been demanding that tax rates rise on those earning over $250k. ?With progress remaining slow and messages mixed expect ongoing debt negotiations to well and truly steal the limelight in the lead up to Christmas,? says OzForex Research.

According to Cliff Wachtel, author of The Sensible Guide To Forex, the general fiscal cliff uncertainty is bearish: ?Given the widespread consensus that there would be a deal deferring most of the potential government spending cuts and tax increases, and that most global stock indexes remain within 10% of their decade highs, it?s safe to say that markets have not priced in a failure to reach a deal.?-FXstreet.com

Family of royal hoax nurse tell of "unfillable void"

LONDON (Reuters) - The family of a nurse who apparently committed suicide after taking a prank call at the hospital treating Prince William's pregnant wife Kate delivered a tearful tribute to her on Saturday, saying her death had left "an unfillable void".

Jacintha Saldanha was found hanged from a wardrobe with injuries to her wrist in staff lodgings at London's King Edward VII hospital days after she answered the hoax call from an Australian radio station and put it through to a colleague who divulged details of Kate's health.

Last week's call made headlines around the world as did Indian-born Saldanha's death, leading to widespread condemnation of the radio station responsible and the DJs behind the stunt.

Wiping away tears outside London's Roman Catholic Westminster Cathedral where the family attended mass, her husband Benedict said "part of me has been ripped out".

"The events of the past week have shattered our lives and we barely have the strength to withstand the grief and sorrow," he told reporters, thanking William and Kate for kind words as well as Prime Minister David Cameron for a message of condolence.

"Nineteen years of togetherness with a strong bond of affection and understanding will be cherished forever in my life. Your loss is a very painful one and nobody can take that place in my life ever again. I love you and miss you forever."

Her children Lisha, 14, and Junal, 16, spoke of a generous mother who had worked tirelessly to provide for them.

"The house is an empty dwelling without your presence. We are shattered and there is an unfillable void in our lives," Lisha said. "We love you mum, sleep in peace and please watch over us until we meet again in heaven."

The media storm erupted after DJs Mel Greig and Michael Christian from Sydney radio station 2Day FM phoned the King Edward hospital, pretending to be William's grandmother Queen Elizabeth and his father, heir-to-the-throne Prince Charles.

Despite their unconvincing impersonations, Saldanha, 46, transferred the call to a nurse on the ward where Kate, Duchess of Cambridge, was being treated for severe morning sickness.

Greig and Christian, who have spoken of their devastation at events, have been suspended and the radio station is facing an inquiry from the Australian Communications and Media Authority.

At the opening on Thursday of an inquiry into the death of Saldanha, whose funeral will take place in India on Monday, the coroner was told three notes were found with her body.

Hospital bosses said on Friday they provided her with support after the prank call and had not criticised her role.

"They stood by her actions, and made it clear there was no criticism of her, and that there would be no disciplinary action of any kind," the hospital said in a statement.

British lawmaker Keith Vaz, who accompanied the family on Saturday, said they wanted the hospital to provide answers as to what exactly had happened.

Attention all songbirds: your time to shine is almost here. Microsoft and Stingray Media's Karaoke will be hitting Xbox Live on December 11th. The game is free to download, but would-be vocalists will have to purchase playing sessions of two, six and 24 hours respectively priced at: 240, 400 and 800 Microsoft points. While this costly pay to play approach mirrors a traditional karaoke lounge's setup, you'll definitely save a few bucks on overpriced booze refreshments -- that's gotta count for something, right?

Google+ head Vic Gundotra admits he was asked to stop using Twitter by ?his boss?

Vic Gundotra, formerly Senior Vice President of Social (and now, of Engineering) at Google, and head of the company?s social networking service Google+, hasn?t posted anything on Twitter since July 2011.

If you?re wondering why, well, you need wonder no longer because the man has publicly admitted, on stage at an event, that he was asked by ?his boss? not to tweet anymore (hat tip to Mahendra ?@ScepticGeek? Palsule).

At the tail end of a conversation with Search Engine Land editor Danny Sullivan at the SMX Social Media Marketing 2012 event (video embedded below), Gundotra gets asked a question from the audience about his social networking behaviour, to which he responds with some interesting commentary on his Twitter and Facebook usage.

Marketing Land live-blogged the chat, but missed most of Gundotra?s answer, so we?ve taken the liberty of transcribing the relevant bit about Twitter ? which starts around the 1:01:36 mark ? here below:

Danny Sullivan (DS): Do you personally use any other social network tools and why haven?t you tweeted since July 2011?

Vic Gundotra (VG): Well, I made one tweet, and then I was asked not to tweet again.

DS: By Twitter?

VG: No, not by Twitter. (laughs)

DS: ?You, Sir, cannot tweet any longer.?

VG: No, actually I was asked not to do that by my boss. I tweeted a tweet about two companies that went viral, went very very viral and made a lot of headline news. And honestly, I didn?t anticipate that my comments would be interpreted in the way they were interpreted.

I thought I was speaking to a relatively small number of people who followed me, a developer-oriented group, and instead it went mainstream. And so, uhm, I?ve curtailed my usage since then.

And frankly, I?ve been so busy on Google+, it?s been incredible. I think I have something like 3.5 million followers on Google+ so I have plenty of an audience who to speak to ? an audience I love.

DS: (to the audience) Vic is a rockstar on Google+, by the way, if you don?t know. I did a post today and he came and commented on it and people went (didn?t get that part).

VG: It?s really great to work in Google engineering, and I think there?s a whole community of people that love that.

DS: Do you look at them though? I mean, do you go over and at least look through Twitter? You do have a Facebook page, I know that because I saw it today, so do you check out the other players just to keep up?

VG: You?re saying I do have a Facebook account? Yeah, yeah. I have a Twitter account too. Absolutely, I will check out things ? it?s part of my job to keep up with where the innovation is coming from, so of course I look at those things. But my predominant usage is Google+.

Later in the conversation, Sullivan gets Gundotra to say that Google co-founder and CEO Larry Page is who the senior Google executive effectively considers to be ?his boss?, after which the former quips about now knowing who asked Gundotra not to tweet.

Indeed, by then, Page had taken over as CEO while Eric Schmidt became the company?s Executive Chairman, so that checks out.

By the way, the PR storm-causing tweet(s) Gundotra is referring to was this ?Nokia-Exposing, Microsoft-Bashing? one:

He later also retweeted this snarky comment on an iPhone app.

Odd that it was enough for him to get asked by Page to stop tweeting, but hey, at least he wasn?t strong-armed into deleting the tweets.

To conclude, I?ll add that the word on the street is that Google could have acquired Twitter for $5 billion at one point, but stopped showing interest in such a deal when it focused on building Google+.

Obama to promote fiscal cliff plan with Va. family

WASHINGTON (AP) ? President Barack Obama is showcasing a northern Virginia family to highlight his call for extending current tax rates to all but the top 2 percent of earners.

Obama wants to keep up pressure on Republicans as a year-end deadline for avoiding a so-called fiscal cliff of tax increases and spending cuts draws near. He will travel to a Virginia suburb of Washington on Thursday.

Obama spoke with Republican House Speaker John Boehner on Wednesday, signaling the possible start of fresh talks to avoid the fiscal cliff.

Despite the entreaty, Obama was not cutting back on a public campaign to pressure Republicans into accepting rate hikes for wealthier Americans. Republicans say they are willing to raise revenues but want to do it by closing loopholes and limiting deductions on the rich.

US set to extend waivers on Iran oil sanctions

WASHINGTON (AP) ? The Obama administration is set to extend waivers of U.S. sanctions it has granted to major Asian petroleum consumers, including China, India and South Korea, for reducing their imports of Iranian oil.

Two U.S. officials say an announcement of the six-month extensions is expected from the State Department on Friday. In addition to China, India and South Korea, the waivers will apply to Malaysia, Singapore, South Africa, Sri Lanka, Turkey and Taiwan. All nine were originally granted six-month renewable exemptions from the sanctions in June.

The exemption means that banks and other financial institutions based in those places will not be hit with penalties under U.S. law enacted as a way of pressuring Iran to come clean about its nuclear program.

Standardized road test results differ from older adults' natural driving

ScienceDaily (Dec. 5, 2012) ? If you're thinking that little old lady driving 35 miles per hour in the passing lane shouldn't be behind the wheel, you may be right. Studies at Rhode Island Hospital, and elsewhere, have shown that our driving abilities decline with age, and for those with cognitive issues such as dementia, it can be even worse.

A standardized road test -- much like the one teenagers take to receive their learner's permit and driver's license -- is often used to measure an individual's performance, including those of older adults. But researchers at the Rhode Island Hospital's Alzheimer's Disease and Memory Disorders Center went a step further, installing cameras in the personal vehicles of test subjects for two weeks, and then comparing their performance to the standardized test. The study is published in the November 2012 issue of the Journal of the American Geriatrics Society.

"Many older people don't like to drive far from their homes, they like to stay in their comfort zone," said lead author Jennifer Davis, Ph.D., of the department of psychiatry at Rhode Island Hospital. "They don't drive many miles, and they often avoid driving at night. Taking them out of that comfort zone and placing them in an environment of formal test-taking -- one which carries with it potentially life-altering consequences (loss of their driver's license) -- may lead to significant anxiety, which in itself could impair their driving abilities."

Davis and her colleagues worked with an independent driving instructor who completed the standardized tests with 103 older adults, some healthy and some with mild cognitive impairment. The researchers then observed the drivers in their natural driving state -- in their own vehicles going about their daily routines. The driving instructor compared the videos to each participant's test results and found that the majority of the drivers fared better when driving their own vehicles.

Not surprisingly, the individuals with cognitive impairment had more errors on both the road test and naturalistic driving compared to cognitively healthy older adults. However, the cognitively impaired participants had a greater number of more severe errors on the standardized test than in their natural driving, suggesting that the standardized test may be more cognitively demanding than natural driving.

"It's natural to worry about older adults behind the wheel, even more so if they appear to have memory or cognitive issues, or have been formally diagnosed as such," Davis said. "But many of the people in our study drove safely.

"Receiving a diagnosis of Alzheimer's disease shouldn't result in an automatic revocation of an individual's driver's license," she said. "Rather, it should emphasize the importance of monitoring an older person's driving, so that he or she can safely maintain their mobility and independence for as long as possible."

Researchers note that this is the first study to compare standardized driving tests with natural driving, and requires further study.

Israel pushes settlement plan ahead; EU summons envoy

JERUSALEM/BRUSSELS (Reuters) - Israel moved ahead with plans to build 3,000 settler homes in one of the most sensitive areas of the West Bank, as the European Union summoned Israel's envoy to add its voice to a storm of international protest.

Israeli Prime Minister Benjamin Netanyahu said on Wednesday the global condemnation, some of it from the Jewish state's closest traditional allies, would not deter it from defending its "vital interests".

Palestinian President Mahmoud Abbas on Wednesday declared the housing project, which could divide the West Bank and make the creation of a contiguous future Palestinian state almost impossible, to be an uncrossable "red line".

An Israeli Defence Ministry official said architects and contractors appeared before a subcommittee of the military-run Civil Administration in the West Bank and registered their plans for construction in the E1 corridor near Jerusalem, a preliminary step before building permits are issued.

Angered by the U.N. General Assembly's de facto recognition of Palestinian statehood on Thursday, Israel announced the next day it would build the new dwellings for settlers, on land near Jerusalem that Palestinians seek for a future state.

BARREN HILLS

The decision by Netanyahu's pro-settler government to build houses on the E1 corridor's barren hills could bisect the West Bank, cut off Palestinians from Jerusalem and further dim their hopes for an independent state on contiguous territory.

"E1 is a red line that cannot be crossed," Palestinian President Mahmoud Abbas said in the West Bank city of Ramallah.

The subcommittee convened hours before Netanyahu was due to visit Germany, where he faces a dressing down from Chancellor Angela Merkel over the settlement project.

The Israeli prime minister, for his part, is still smarting from what he considers Berlin's betrayal after Germany abstained in the U.N. vote upgrading the Palestinians' status to non-member state at the world body.

Netanyahu, stopping in Prague to thank the Czech Republic for voting against, reiterated that he remained committed to a two-state solution with the Palestinians.

Peace should entail "a demilitarized Palestinian state (that) recognizes the one and only Jewish state of Israel", he said, citing two Israeli conditions Palestinians have balked at.

Netanyahu, favored to win a January 22 general election with the backing of right-wing voters, has rejected calls by the United States and Europe to reverse course over settlements, which most countries consider illegal.

"Israel will not sacrifice its vital interests for the sake of obtaining the world's applause," he said in Prague.

Israel's housing minister has said construction work in E1 will not begin for at least a year. Commenting on the subcommittee's session, the defence official said it was a "procedural, preliminary stage".

ENVOYS SUMMONED

The European Union summoned Israel's ambassador.

"The Israeli ambassador has been invited by the Executive Secretary General of the EEAS (European External Action Service) to meet to set out the depth of our concerns," a spokeswoman said.

The Executive Secretary General - the senior diplomat in charge of policy for EU foreign affairs chief Catherine Ashton - is Pierre Vimont, former French ambassador to Washington.

Italian Foreign Minister Giulio Terzi summoned the Israeli envoy in Rome for a similar meeting on Wednesday, following Britain, France, Spain, Sweden and Denmark in such a move.

But EU states have been struggling to agree on a common response.

The spokeswoman said the EU reaction would depend on the extent to which they threatened the creation of a viable state of Palestine in the future.

After winning the U.N. status upgrade, the Palestinians can access the International Criminal Court in The Hague, which prosecutes people for genocide, war crimes and other major human rights violations and where it could complain about Israel.

The Palestinians have said they will not rush to sign up to the International Criminal Court, but have warned that seeking action against Israel in the court would remain an option if Israel continued to build illegal settlements.

They sent a letter of protest to U.N. Secretary-General Ban Ki-moon on Monday.

"A clear message must be sent to Israel that all of its illegal policies must be ceased or that it will be held accountable and will have to bear the consequences if its violations and obstruction of peace efforts," Palestinian U.N. observer Riyad Mansour wrote.

UN RESOLUTION "ONE-SIDED"

Analysts said Netanyahu hoped to solidify right-wing support by promoting settlements in the run-up to the parliamentary election, even at the risk of diplomatic isolation.

U.S.-sponsored Israeli-Palestinian talks collapsed in 2010 in a dispute over settlement building, and Abbas pressed ahead with his unilateral move at the United Nations over U.S. and Israeli objections and calls to return to the negotiating table.

"Our conflict with the Palestinians will be resolved only through direct negotiations that address the needs of both Israelis and Palestinians," Netanyahu said in Prague.

"It will not be resolved through one-sided resolutions at the U.N. that ignore Israel's vital needs and undermine the basic foundations of peace."

The West Bank and East Jerusalem, captured by Israel in the 1967 Arab-Israeli war, is home to some 500,000 Israelis and 2.5 million Palestinians.

Canopy structure more important to climate than leaf nitrogen levels, study claims

ScienceDaily (Dec. 3, 2012) ? Claims that forest leaves rich in nitrogen may aid in reflecting infrared radiation -- helping cool the atmosphere -- have been challenged by new research that shows that the structure of tree canopies is a more important factor in infrared reflection.

Recent studies have noticed a strong positive correlation between the concentration of nitrogen in forests and infrared reflectance measured from aircraft and satellites. Some scientists have suggested this demonstrates a previously overlooked role for nitrogen in regulating Earth's climate system.

However, a new paper in Proceedings of the National Academy of Sciences, shows that the apparent relationship between leaves' nitrogen levels and infrared reflection is spurious and it is in fact the structure of forest canopies (the spatial arrangement of the leaves) that determines their ability to reflect infrared light.

The authors, including Professor Philip Lewis and Dr Mathias Disney (UCL Geography), show that the richer in nitrogen individual leaves are the worse at reflecting infrared radiation they become. However, the complex arrangements of trees with radically different arrangements of leaves within a forest can act to mask this effect, making it appear as if higher levels of leaf nitrogen are leading to increased infrared reflection.

Dr Disney said: "It is impossible to understand how forests reflect infrared without taking into account the arrangement of different types of leaf clumps, such as shoots and crowns, which make up the canopy, as well as the internal structure of the leaves.

"This paper proposes a way to account for structure when measuring canopy infrared reflectance. We hope it will improve our ability to measure forest biochemistry from satellites, allowing us to better quantify forests' current state and how they are responding to climate change."

Hey, another new member.

Hello and yes you did.

This is the introductions forum. That's very interesting, the part about your school's...paideia? I had no idea what that was, so I Googled it and went on Wikipedia. Apparently, and this is from the Wiki, it's a sort of "rearing or educating" a well-rounded member of society. Thus they involved Moral, Intellectual, and Physical refinement of the individual. Moral - Music, Philosophy, Poetry; Intellectual - Arithmetic, Medicine; Physical - Wrestling, Gymnastics.

So...basically you guys have a giant "Everything" fess where you learn a bunch of stuff?

*sighs and shakes head*

Not getting it.

Anyway, I hope you get past your social anxiety. Your username harkens to me a Shakespearean theme, but whatever... *shrugs*

Green Blog: For Planes, a Climate Antidote: Bypass the Arctic

This year Arctic sea ice reached a historic low, breaking a record set in 2007 by a whopping 18 percent.? Researchers suggest that the ice could disappear entirely in as little as two or three decades. That would accelerate the warming of the planet, given that dark solar-energy-absorbing ocean water would replace a surface of bright white ice, which reflects sunlight back into space.

Air traffic is the biggest source of pollution in the Arctic. Ever since cross-polar flights became commonplace in the late 1990s, flights crossing the Arctic Circle have risen steadily, surpassing 50,000 in 2010.

While cross-polar flights account for only a tiny percent of total global emissions from aviation, the standard cruising altitude for commercial planes in the Arctic is the stratosphere, an extremely stable layer of the atmosphere. Black carbon and other emissions get trapped in this layer and as a result remain in the atmosphere?longer, causing far more damage than emissions from flights at lower latitudes, scientists say.

But with some creative detours, airlines can buy a little more time for Arctic sea ice, a new study suggests.

Writing in the journal Climatic Change, Mark Jacobson, an atmospheric scientist at Stanford University, and other researchers report that rerouting planes around the Arctic Circle could help delay the advent of a tipping point after which the ice would eventually disappear.

The research team gathered emissions data from 40,399 cross-polar flights in 2006 and used computer simulations to compare what would happen over the next 22 years if? those flights skirted the Arctic rather than following their current routes.

Using these less direct flight paths would increase commercial planes? total fuel use by 0.056 percent, their calculations suggest. But global surface temperatures would dip by by nearly three-hundredths of a degree Fahrenheit (0.015 degrees Celsius), they wrote. That?s because the emissions would predominantly be dumped in less stable areas of the atmosphere, where precipitation washes out pollutants, especially black carbon.

Rerouting flights to save the Arctic sea ice would cost about $99 million a year in additional fuel and operational costs globally, the scientists reported. But the climatic savings from avoiding the increase in temperature would be 47 to 55 times that amount for the United States alone by 2025.

Ultimately, Dr. Jacobson warns, the aviation industry will need to make more drastic changes than skirting the Arctic.?Aircraft traffic is on the rise, so it?s not like the problem will go away by itself,? he said.

?We have three options here ? move pollution sources away from sensitive areas like the Arctic; reduce emissions from current fuels, although less of one pollutant usually results in more of another; or we need to change airplane technology so that you don?t use fossil fuels anymore,? Dr. Jacobson said

This third option, which could involve switching to something like cryogenic hydrogen fuel, ?is the only one which isn?t just a temporary fix,? he said. ?Industry doesn?t want to spend the money, but in the end we will have to go there ? it?s just a question of how much damage we inflict before we make the switch.?

Four Questions Startup Founders Should Ask - Business Insider

Chris DixonIn light of all the talk surrounding a potential funding bubble and Series A crunch, entrepreneur and investor Chris Dixon says entrepreneurs need to focus more on the product market.

According to Dixon, there are two markets: financial and product. The two markets are related, but only partially. The financial market is the one between VCs and startups, while the product market is the one between startups and their customers.

Dixon argues that good entrepreneurs spend more time focusing on the product market.

Here are the four questions entrepreneurs should ask to figure out their product strategy:

  • Have the products in area X caught up to the best practices of the industry??
  • Are they reaching their potential??
  • Are they exciting??
  • Are there big cultural/technological/economic changes happening that allow dramatically better products to be created??

If the answer is "no,"?"no,"?"no,"?and "yes," then the product market is telling you "go."

Holiday Design Lessons from Top Online Retailers; Tis the Season ...

Holiday Design Lessons from Top Online Retailers; Tis the Season for Optimal UsabilityWhile most people were pre-occupied with their tryptophan-induced food comas last week, I was busy taking part in the madness that holiday shopping has become. Although I did hit up a few of my favorite stores on foot, the majority of my Christmas budget has already been spent online. Apparently I wasn?t the only one hovering over my computer. ComScore reported that online shopping on Black Friday surpassed $1 billion for the first time. This is an increase of 26% from 2011. Since numbers like this are difficult to ignore, I have compiled a list of excellent examples of sites that have optimized aspects of their sites perfectly for the holiday season.

    The Holiday Homepage

Way back in the 90s, before the dawn of online shopping, large department stores like Macy?s, Bloomingdale?s, and Saks Fifth Avenue would splurge on extravagant displays of holiday cheer. The stores would be filled with the sounds of the season, and twinkling lights lined the windows with glee.

While this adornment continues at most stores, retail giants have begun splitting their holiday decoration budget with the web. Luckily for many small businesses, revamping the look of an online store for the holidays is much more cost-effective than the decadent displays mentioned above.

Take a look at the Express homepage.

Express Homepage - Good Holiday Offers

The first aspect I?d like to note is the ?holiday? button to the right of the top navigation. A simple, red call to action that drops down to the following four items:

The most notable of these options, in my opinion, is the ?Shop Our Gift Guide? link, which takes you to this page:

Express ShopGiftGuide - Effective Holiday MarketingI love the functionality of this page. With the click of a button, you can filter the gifts by gender, color and price. In addition, when you hover over one of the images, you have the ?Express View? option. Instead of opening the item in a new tab, a pop up with basic product information appears. This emulates the type of ?browsing? a shopper would do in a physical store. Think about it. When you are searching through a shelf full of shirts, for example, you pick one up and examine it and then return it to its place in exchange for another nearby item. You don?t look at it, walk around to find it, put it back and then return to your original place. Online retailers need to make shopping and browsing quick and easy. On this page, Express has done just that.

    Shipping

According to research by Wharton marketing professor David Bell, a free shipping offer that saves a consumer $6.99 is preferable over an outright $10 discount from the purchase price. Another study reports that the number 1 reason a consumer will not make a purchase is that the shipping cost is too high. By offering free shipping, online retailers level the playing field. For example, overstock.com is offering free shipping on any order, with no minimums and no weight limit, stating ?FREE SHIPPING on Your Entire Order (even the big stuff)?:

Another important aspect of holiday shipping is, of course, when the packages will arrive. Macy?s, for example, guarantees that orders placed by December 20 will arrive by Christmas. Realistically, they aren?t promising much here- an order placed on December 20 will still have three full business days for processing and shipping. However, to the consumer, this detail does not matter. Macy?s deadline on the homepage gives the user the correct expectations and peace of mind for shipping from the moment they land on the site.

Finally, it is vital that online retailers maintain communication after a purchase is made. Once again, put yourself in the position of a shopper at a physical store. After you hand over that credit card and scribble a signature, the newly purchased product is returned to you immediately. There is no wait. There is no wondering when or if it will get to you. Instant gratification.

Obviously, same-day delivery is unlikely to become a web standard in the near future, so retailers need to do the next best thing: send an email. When a purchase is received, a confirmation email needs to be sent immediately. In that email, be sure to include the following:

1-??? Details on the product(s) purchased

    2-??? A confirmation number

3-??? A phone number and email address to contact for any questions or concerns

    4-??? The expected delivery date

5-??? Shipping information and a tracking number

    6-??? Payment information

7-??? Any gift wrap/special instructions indicated on the order

In addition, retailers often send an email to notify shoppers that their order has been shipped. Although it is not as vital as the initial confirmation email, it?s a great opportunity to create a better relationship with the user. Also, a notification email is much more likely to be opened than a standard HTML email. In the notification email, why not add some related products or a special offer to entice your client to return?

    The Payment

Two main payment-related aspects in optimizing usability for online shoppers include security and personalization.

To assure shoppers that your site is safe and that they are not at any risk, be sure to include the logos that emphasize your site features Norton, McAfee or whichever security software utilized.

Be sure to include as many payment options as possible, including major credit cards and PayPal accounts. In addition, offering a ?remember me? option for payment and shipping information is a great way to speed up a user?s purchase, and to increase chances of converting. Another benefit to creating an account for users is the ability to collect other information to retarget in the future. An example would be American Eagle?s easy email signup.

American Eagle Email MarketingAll AE asks of us is an email, zip code and birthdate. Can anyone guess why a retailer would want your birthdate? Most retailers send a special offer during the birth month of their clients to get them back online or back in the store.

    Stocking Stuffer Section

As I discussed before, free shipping is a huge incentive for shoppers to complete their purchases. If a there is a minimum price that must be spent in order to receive free shipping, utilize a ?stocking stuffer? section. For example, Urban Outfitters has included a page full of smaller, lower priced gifts to help users meet their $50 minimum. Does this practice need to be limited to the holiday season? Absolutely not. You?d just have to change the name from ?Stocking Stuffers? to something like ?Shop Our Under $50 Bargain Bin?.

Urban Outfitters Holiday OffersImportant Information to Include

When shopping online, users must have higher confidence in a store than when they shop in a physical store. Because they cannot actually feel the product before the purchase, it is important to convince your user that this product will yield satisfaction. How do you do this? Provide answers to all of their questions. When you walk into a department store, employees often swarm you to offer assistance. When you are shopping online, the same presence needs to be available. Offer a customer service number to answer questions, or install a live chat button that connects users with a representative. In addition, be sure the sites size chart, return policy, guarantee information, and FAQs are highly visible.

    The Bottom Line

The best way to keep your users coming back to your site is to create a good product or service, provide excellent customer service, and make both of the aspects easy to get to. The fact of the matter is this: online shopping is at an all time high this year, and it?s not going to decrease any time soon. As online shopping standards increase, there will be less tolerance for businesses that neglect their websites, and only the most efficient, easy to use and trusted sites will remain forerunners in e-commerce
